Build to Suit
We work with industrial, commercial, and employment-focused users to develop land that fits your operation — not the other way around. Whether you need a single site or a large consolidated footprint, we have the land, the relationships, and the experience to make it happen.
Ask us anything
Where could I lease land for my business or project?
We own and operate land throughout Ontario, often fronting the 400-series highways to maximize transport access.
We’re in more than 53 municipalities – reach out and see if we have a parcel to fit your needs.
What size of land could I lease?
We have land ranging from 9 acres to 900 contiguous acres and everything in between. Let us know what you’re looking to build and let our team deal with the rest – we often propose a number of options to tenants, so you’ll have your pick of options for what works best for your business.
What size of business could you accommodate?
This depends on factors such as local zoning by-laws. A general rule-of-thumb is that one acre can accommodate up to 10,000 sq. ft. of space.
How can I get the right planning permissions?
Our in-house team can help explain and attain the right zoning and approvals for your project. We have worked with multiple levels of government to help tenants secure the right zoning by-law approvals to operate their business. This is a value-added service for our tenants, no extra charges.
What are the advantages of build to suit?
Your space should be as unique as your business – it should maximize functionality and productivity to help your business achieve all its KPIs and goals. Built to suit means just that – your building suits your exact needs. Our team will also work with you to ensure you have some future-proofing for business needs yet to come.
We also have flexible development structures, from build to suit to long-term leases. Let our team know how you envision your project and we can work together to meet your needs.
How much will it cost? How long will it take?
This depends on a number of factors, such as location, parcel size, industry, building size, and other items that are part of the normal development approvals process.
Our in-house team is highly experienced in the approvals process – once project details are set, we can provide accurate timelines.
We may be able to provide financial incentives and options for you – just let our team know.
